Terms and Conditions

1. The Landlord has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Tenants violate any of the terms of this agreement, the rental period shall be terminated immediately. The Tenants waive all rights to process if they fail to vacate the premises upon termination of the rental period. The Tenants shall vacate the premises at the expiration time and date of this agreement.
 

2. Landlord will provide internet, property tax, maintenance fee, cables, and water bills. – The Tenants will pay their own electricity (0.85 per k/w) as per actual usage.

3. The Tenants shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Tenants shall leave the premises in a ready to rent condition at the expiration of the rental agreement, defined by the Landlord as being immediately habitable by the next Tenants. Tenants shall pay for maintenance and repairs should the premises be left in a lesser condition. The Tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if Tenants cause damage to the premises or its furnishings. Tenant will leave the apartment cleaned. If it won't be reasonably clean, a cleaning fee of $100 will be charged.


4. The Tenants shall pay for any damage done to the premises over and above normal wear and tear.


5. The Tenants shall not sublet the property.


6. The Tenants are responsible for their own safety. The land lord is not responsible for any injuries of the tenants or their visitors.  

7. The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises.


8. The Tenants and Tenants' guests shall hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance for Tenants and guests if such coverage is desired.


9. Tenants expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Tenants do not intend to make the property a residence or household.

10. We occasionally experience outages that are beyond our control.  We report outages as each occurs.  No refunds or compensation will be given for any outages.

11. There shall be no refunds of rents due to shortened stays or ruined expectations because of any reason.

12. If the property should go on the MARKET FOR SALE, it may be shown to qualified buyers during the Tenants’ stay.  Every effort will be made to schedule the showing at a convenient time and not interrupt the Tenant’s vacation. Tenant shall allow reasonable viewings of the home between 9 am and 8 PM present or not.

13. Only legally owned and permitted firearms shall be allowed on the premises according to State and local laws.

14. Tenant agrees that Fireworks and other hazardous materials shall not be used in or around the property.

15. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.

16. Tennant is advised that there is no carbon monoxide detector or fire alert on the property and accepts the risk involved in not having one.

17. Tenant shall see to their own security while in the property by locking doors, windows, garage doors, etc. when it’s prudent to do so.

18. Valuable items left behind by tenant will be held for the tenant and every reasonable effort will be made to contact the tenant for return. If items are not claimed for longer than 6 months they shall become the property of the Landlord. The Landlord shall not be held liable for condition of said items.

19. Cable TV is provided and service level has been chosen by the Landlord. No refund of rents shall be given for outages, content, lack of content, or personal preferences with regard to cable TV service.

20. High speed wireless internet is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service.

Payment and Cancellation Policy:  Every reservation will be paid by Credit Card or Cash only.

In order to book and reserve an apartment, valid credit card details must be provided.

In case of cancellation 45 days before your arrival 50% of the amount will be charged.

In case of cancellation 30 days or less before arrival 100% of the amount will be charged.

Tel-Aviving has the right to provide ‘same standard’ or ‘higher standard’ apartment in case the apartment the guest reserved is not available from any reason.

Tel-Aviving apartments has the right to cancel reservations in 14 days notice before the arrival.

In case of No- Show or earlier check out there will be no refund for any amount.

Rules & Regulations:  Tel Aviving apartments has adopted official ‘House Rules’. Please read and comply with them. Breach of any rule or damage to the apartment or building by registered guests, Tenants, Occupants or guests of any guests in the apartment  resulting is fine or damage costs which will upon notice be immediately due and payable on demand and or will deduced from your security deposit / Autorotation. If payment request is not tendered upon demand all occupants will be required to vacate the premises and all costs / fines / rents etc. will be pursued collected within the legal limit of the laws of Israel.


 

Security Keys: In case of losing the keys, the lock will need to be replaced for security purposes.

The cost of lock replacement price is $150 and it will be paid by the guest or tenant who lost the keys.

In case a locksmith will have to "break & enter" as a result of lost keys, the cost will be paid by the guest.

Beach & Sand: Please make sure when you are back from the beach you have no sand back into the apartment. Sand is very difficult to clean. In order to make sure you are not checking-in your apartment with sand we would like to keep it the same way for the next guest.

Sand is also causing severe drain problems. MAKE SURE YOU ARE CLEAN FROM SAND BEFORE YOU ENTER THE APARTMENT.

Pets: Guests pets are NOT Permitted anywhere in the property, any pet in the property the guest will need to pay $2000 for a special cleaning and the staying will be cancelled right away with no refund for any amount.

BAR-B-QUES: BBQ is allowed only in apartments with balconies. In case you are having a BBQ make sure you are cleaning after yourself. In case of leaving the balcony dirty or with mark on the walls or causing any damage it will be deducted from your security deposit.

 

Hallways:  Always keep the exterior hallways and the entrance to your apartment clear. Shoes, beach items etc. are not permitted outside of your front door or in the hallway. For the safety of your children and courtesy to the other residents please refrain from playing in the hallways, elevators and lobby.

NO SMOKING: SMOKING IS NOT ALLOWED anywhere in the property except the BALCONY (in case you rented an apartment with a balcony).

NO SMOKING in the hallways or any common area. In case of smoking there, a $1000 fee will be charged.

Linens and Towels: Your linens and towels are provided at the beginning of your stay and not changed during your stay. In you need extra towels and linens, cost is $5 per Linen and $7 per towel.

Please give us an advanced notice if you choose to order additional linens.

In case you leave and stain or damage the Linens there is a charge of $100 per linen and $20 per towel.

Towels are meant for ‘Home Use’ only and not allowed to be taken to the beach. In case you used our towels as a ‘beach towel’ there will be charge of $20 per towel.

Cleaning: We are cleaning before every check in (or after every check out) and there is a cleaning fee for every apartment ($50 for a studio, $80 for 1 and 2 BR, 3-4 Bedrooms are $120).

The cleaning fee covers the clean sheets, towels and standard cleaning of the apartment.

Please keep the place clean and before your check out make sure you took out all the garbage, cleaned the dishes you used and gathered all the towels and sheets together.

 

Final Check out procedures and information:

Check out: Must be no later than 11am. Late Check Outs are subject to ($200) fee and or an additional day’s rent plus $200 penalty plus any damages as a result of re-arrangement of other Tenants schedule.

If the maids are held up when they come to clean-out the unit and additional $50 will be charged.

1. Remove all soiled or ‘used’ (not clean) sheets and towels include pillow cases, and put it in the shower or bathtub to make to nothing is missing.

2. Return any moved or relocated furniture back to the original place when you arrived.

3. Wash clean all Dishes, Glasses pots before you check out.

4. Turn off all Heaters, AC and lights and appliances.

5. Remember to return all the KEYS and NOT TAKING it with you.
